POOR VENTILATION
Many home buyers don’t consider ventilation when looking at a home but poor ventilation, especially in bathrooms and attics, can lead to bigger problems like moisture damage. Even if you have fans in your bathrooms, the moisture from taking a hot shower might just rise up into the attic, leading to mold and mildew issues up there.

POOR INSULATION & WEATHERPROOFING
Poor overall insulation allows for air to enter and escape the home easily, leading to higher power bills. It’s common to see attics, crawlspaces, and basements with very little or no insulation. Installing insulation to these areas is usually cheap, and can save on heating and cooling expenses.
Weatherproofing doors and windows can also help save on energy expenses. Just use weatherstripping, caulk and other tools to fill in cracks and gaps.

GRADING & DRAINAGE
Poor grading around the home can cause water to collect around the foundation, and leak into the basement if you have one. If this happens in the winter and the water freezes, it could crack the foundation causing serious structural damage.
Gutters and drains should be spaced away from the home to channel water away from the foundation. If water is collecting around the exterior, gutters and drains need to be extended, and/or additional drainage solutions can be implemented.

PLUMBING
Plumbing damage is a common sight during a home inspection, and it can be a serious concern. A single damaged pipe can cost you thousands in water damage.
Low water pressure is another common issue. It’s usually caused by poor-quality fixtures, water valve issues, or clogged pipes. A plumber will be able to diagnose and fix the issue.
